Maharashtra has dozens of MIDC industrial belts, but Ambernath, Murbad and Vile Bhagad often come up together for businesses evaluating Thane and Raigad districts. Each has a different zone focus, connectivity profile and occupant base. Here's how they compare, so you can match your business type to the right belt instead of choosing on land rate alone.
MIDC has developed 231.48 hectares in the original Ambernath industrial area, handed over to Ambernath Municipal Council for maintenance, with MIDC retaining responsibility for water supply. Plots start from 500 sq m, sized for small, medium and large-scale units, listed as Industrial Plot For Sale In Ambernath MIDC.
Additional Ambernath adds another 507 hectares (503 hectares already in MIDC's possession), split into 125 hectares for engineering, 80 hectares each for a knitwear complex and a leather complex, and 40 hectares for institutional use. Within this, the Export Promotion Industrial Park (EPIP) covers 80 hectares, with 30 hectares each allotted to knitwear/hosiery and leather units.
Best suited for: engineering units, leather and knitwear/hosiery manufacturers, and businesses that benefit from proximity to Ambernath's existing civic infrastructure.
Murbad Industrial Area sits on the Kalyan-Ahmadnagar State Highway, about 85 km from Mumbai, 40 km from Thane city, and 85 km from Mumbai's international airport. Water supply is drawn from the Barvi dam, and the area has electricity, roads, street lighting, drainage lines, an MSEB substation and a telephone exchange in place.
Murbad and Additional Murbad are classified as Group B industrial areas, generally positioned as a more affordable alternative for businesses that want a Thane-district address without paying rates closer to Mumbai or Kalyan, as reflected in current Murbad MIDC Plot Rates.
Best suited for: engineering and general manufacturing units prioritising lower land cost while staying within Thane district.
Vile Bhagad Industrial Area spans 747.07 hectares in Taluka Mangaon, Raigad district, and is positioned as an engineering zone. It is connected to Mangaon Railway Station, 27 km away, with local state transport bus routes running from Mangaon, Mahad and Pune. Water supply and road infrastructure at the site were completed in May 2012.
Posco Maharashtra Steel Pvt. Ltd. is among the larger occupants in the belt. MIDC has also allotted plots here for a truck terminus, an SBI branch (600 sq m) and MSEDCL infrastructure (174,000 sq m), with current Vile Bhagad MIDC Land Rates reflecting this established occupant base.
Best suited for: heavier engineering and metal-processing units that need rail-linked logistics and are comfortable with a Konkan-region location rather than a Mumbai-adjacent one.
| Factor | Ambernath | Murbad | Vile Bhagad |
|---|---|---|---|
| District | Thane | Thane | Raigad |
| Zone focus | Engineering, knitwear, leather | Engineering, general manufacturing | Engineering (heavy/metal) |
| Area developed | 231.48 ha + 507 ha (Additional) | Established Group B area | 747.07 ha |
| Key connectivity | ~2 km from Ambernath city | Kalyan-Ahmadnagar Highway, 40 km from Thane | Mangaon Rail (27 km) |
| Notable occupant | EPIP knitwear/leather units | Established Group B units | Posco Maharashtra Steel |
If you're in leather, knitwear/hosiery, or general engineering and want proximity to Ambernath's civic infrastructure, Ambernath MIDC is the stronger fit.
If you're an engineering or light manufacturing unit prioritising lower land cost while staying within Thane district, Murbad MIDC is worth evaluating first.
If you run a heavier engineering or metal-processing operation and need rail-linked logistics into the Konkan belt, Vile Bhagad MIDC, already home to large occupants like Posco Maharashtra Steel, is the more established option.
Whichever belt fits, it's worth checking current MIDC land rates across all three before shortlisting.
